By accessing or using Truagent (truagent.site), you agree to be bound by these Terms of Service. If you do not agree, do not use the platform. These terms apply to all users including agents, finders, and visitors.
Truagent is a trading name of JMBNETCO Ltd, a private limited company registered in England and Wales. References to "Truagent", "we", "us", or "our" refer to JMBNETCO Ltd.
Truagent is a directory and communication platform connecting verified property agents with people looking for property in Bangkok, Thailand. Truagent is not a property agency, does not hold licences to sell or let property, and is not a party to any property transaction between agents and finders.
Truagent provides verification services to confirm the identity of agents listed on the platform. Verification confirms identity only. It does not constitute an endorsement of any agent, guarantee the quality of their services, their professional conduct, or the accuracy of any information they provide. Truagent accepts no liability for transactions conducted between agents and finders.
You must provide accurate and complete information when creating an account. You are responsible for maintaining the security of your account credentials. Notify us immediately at hello@truagent.site if you suspect unauthorised access to your account.
One account per person. You may not create multiple accounts or share account access with others.
Agent accounts require successful completion of the Truagent verification process, including identity verification via Persona and review of professional credentials. By applying as an agent you confirm that:
Submitting false or fraudulent documents will result in immediate and permanent removal from the platform. We reserve the right to report fraudulent submissions to relevant authorities.
Listing photos: All photos uploaded to listings must be genuine and accurately represent the property as it currently is. Misleading images that misrepresent a property's condition are prohibited. Agents found using false or deceptive images will have the relevant listing removed and may have their account suspended or terminated without refund.
Founding agents: Agents accepted as founding agents are offered a permanent monthly rate of ฿1,000 and 3 months free on joining. This rate is locked permanently for as long as the founding agent maintains an active account in good standing. Founding agent status is non-transferable and may be revoked if these terms are violated.
Finder accounts are free. Finders will never be charged to use the platform, message agents, post briefs, or access any core feature. This is a permanent commitment.
An account is required to message agents, post briefs, shortlist agents, and leave reviews. Finder verification is optional.
Finder accounts are for personal use in finding property. You may not use your finder account to harvest agent contact details, resell introductions, operate as an unlicensed intermediary, or send unsolicited commercial messages. Misuse will result in account termination.
You agree not to use Truagent to:
Violations may result in immediate account suspension or termination.
Identity verification for agents is conducted through Persona (withpersona.com), a third-party identity verification service. By proceeding with verification you agree to Persona's terms of service and privacy policy in addition to ours.
Truagent does not store your identity documents. We receive only a verification result from Persona. Professional certificates uploaded during verification are stored securely and accessed only by our verification team.
Verified status confirms identity only. It does not confirm professional qualifications, licensing, conduct history, or suitability for any particular transaction. Finders should conduct their own due diligence before entering into any agreement with an agent.
Verified status may be revoked at any time if documents are found to be fraudulent, have expired, or if an agent's conduct warrants removal from the platform.
All messages between agents and finders are conducted through the Truagent platform. By using the messaging feature you acknowledge that messages may be reviewed by Truagent in cases of reported abuse or disputes.
Truagent is not responsible for the content of messages exchanged between users. Do not share sensitive financial information, passwords, or personal identification numbers through the messaging system.
The deal confirmation feature allows agents and finders to record on the platform that a transaction has been agreed. Confirming a deal through Truagent does not create a legally binding contract. All contractual arrangements regarding tenancy or sale remain between the agent, finder, and property owner under applicable Thai law.
Deal confirmation is required to unlock the review feature. Both parties must confirm independently.
Reviews may only be submitted by finders who have completed a confirmed deal with the relevant agent through the platform. Reviews must be honest and based on genuine experience. False, defamatory, or malicious reviews will be removed.
Agents may not solicit, incentivise, or manipulate reviews. Truagent reserves the right to remove any review that violates these terms.
Agent subscriptions are billed monthly in Thai Baht (฿). The standard rate is ฿2,000 per month. Founding agents are billed at ฿1,000 per month permanently. All prices are displayed on the platform and are subject to change with 30 days notice to existing subscribers.
A free trial period applies on signup: 3 months free for founding agents, 30 days free for standard agents. No payment is taken during the trial period.
Subscription payments are processed by Stripe. By subscribing you agree to Stripe's terms of service in addition to these terms.
Subscriptions may be cancelled at any time. Cancellation takes effect at the end of the current billing period. No refunds are issued for partial billing periods on subscription payments.
Verified agents may generate Truagent payment links to send to finders for holding deposits, first month rent, agency fees, and other agreed payments. Payment links are tied to the agent's verified certificate and expire after the period set by the agent.
A platform protection fee of 1.5% is added to all payments made via Truagent payment links. This fee is paid by the finder on top of the agreed payment amount. The protection fee covers Truagent's platform costs for facilitating and recording the transaction. It is not a financial services fee and Truagent is not acting as a payment service provider.
Ongoing rent payments made through the Truagent residency hub are subject to a 1% protection fee per monthly payment.
Card payments are processed by Stripe, Inc. By making a card payment you agree to Stripe's terms of service. Card processing fees are passed through transparently and shown before payment.
PromptPay and bank transfer payments are made directly from the finder to the agent. Truagent generates a QR code or displays payment details based on the agent's registered payment settings. Truagent is not a party to these transfers and does not hold, process, or have access to any funds transferred by this method.
Wise payments are made directly from the finder to the agent's registered Wise account. Truagent is not a party to these transfers.
Agents are responsible for ensuring their payment details on the platform are accurate. Truagent accepts no liability for payments sent to incorrect account details where those details were provided by the agent.
Payment links must only be used for genuine agreed transactions. Generating payment links for fraudulent, inflated, or non-existent transactions is a serious violation of these terms and will result in immediate account termination.
Truagent does not hold funds on behalf of agents or finders and is not a party to payment transactions made via PromptPay, bank transfer, or Wise. Disputes regarding these payments are between the agent and finder directly.
For card payments processed via Stripe, Stripe's dispute and chargeback process applies.
Truagent does not issue refunds on payments made between agents and finders, as these payments go directly to the agent. Finders seeking a refund should contact the agent directly in the first instance.
Where a finder has a legitimate reason for a refund, such as overpayment, a cancelled booking before move-in, or clear evidence of misrepresentation, agents on the platform are expected to cooperate reasonably. Agents who repeatedly refuse reasonable refund requests, or who are found to have misrepresented a property or transaction, may have their account suspended or terminated.
To raise a dispute with Truagent, contact hello@truagent.site with your payment reference, the relevant payment link ID, and a description of the issue. We will review and respond within 5 business days. Truagent's role in any dispute is limited to reviewing platform records and applying these terms, including account sanctions where warranted.
The 1.5% protection fee is non-refundable in all circumstances, as it covers platform costs incurred at the time of transaction.
Truagent reserves the right to suspend or terminate any account at any time for violation of these terms, fraudulent activity, or conduct harmful to the platform or its users. Agents whose accounts are terminated for fraud or misconduct will not receive refunds of subscription fees.
On termination, your access to the platform and any associated data will be removed in accordance with our Privacy Policy.
Truagent provides the platform on an as-is basis. We do not guarantee the accuracy of agent profiles, the quality of agent services, or the outcome of any transaction between agents and finders.
To the fullest extent permitted by law, Truagent's total liability for any claim arising from use of the platform is limited to the amount paid by the user to Truagent in the three months preceding the claim.
Truagent is not liable for any indirect, incidental, consequential, or special damages arising from use of the platform, including but not limited to loss of money, property, data, or business opportunity arising from transactions between agents and finders.
Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law.
These terms are governed by the laws of England and Wales. Any disputes arising from these terms or your use of the platform will be subject to the exclusive jurisdiction of the courts of England and Wales.
